Construction defects are an avenue for moisture intrusion:
- Water intrusion is water that passes beyond, around, or through a component or the material that is designed to prevent that passage
- Damage is caused by not visible, or hidden moisture inside walls, behind cabinets, etc.
- Interior finishes, such as wood paneling or wallpaper, will limit moisture that has penetrated the wall system, from evaporating, and will conceal mold growth
- If left unattended, this will eventually result in wet rot, mold or dry rot
- Chronic moisture or water intrusion will eventually lead to structural failure
- Moisture intrusion is one of the largest contributors to building failure.
Just about every portion of the buildings exterior, if not properly installed or has material failure, can allow water to infiltrate into the buildings interior.
The problem with construction defects is that they are not usually visible. Once moisture/water has gained access into the interior wall cavity - mold can grow on building paper/moisture barrier, wood framing and the back of drywall.
Prolonged moisture intrusion will lead to wood destroying organisms referred to as dry rot. Dry rot is a fungus that has the ability to extract moisture from wood/timber, completely drying it out, which weakens its structural strength.
Current estimates show that replacement materials, needed to repair damage caused by rot alone, account for nearly 10 percent of U.S. annual wood production.
Molds gradually destroy what they grow on, as well as degrade air quality. Mold requires three things to grow; moisture, a food source, and mild temperatures.
Out of the three elements required for mold growth, the only one that you can control is moisture. No moisture - no problem.
